2nd Review of Civil – Site Construction Documents
Mr. Chamberlain:
The City of Yelm has completed the initial review of the proposed commercial development. Your application included:
Civil Plans received April 27, 2007
Submittal Letter addressing comments
No Landscape Plans were submitted
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Grading and Stormwater Plan:
The detail you included for the trash enclosure does not meet the requirements of the design guidelines. This detail is not longer in use. Please include a design similar to the one
that was installed in Phase 1.
The detail should show what the enclosure is being constructed of, heights and type of gates that are being proposed. Also you need to provide an approval for the location of the trash
enclosure by Lemay. A site plan with there signature showing they have reviewed the location is typically what they provide.
TESC and Drainage Plan:
The design of the roof drain galleries need to be added to the design. Please show size, location and depth of the galleries.
Water and Sewer Step Plan:
The pumping systems will need to be duplex systems. Please label on the plan.
Step tanks must not be set any deeper than 4 feet from finish grade to invert of tank. Add the tank inverts and elevations to the plans.
It appears that some of the water layers may have been turned off some of the proposed
improvements are not shown.
Show the restoration of the roadway and the standard detail for restoration of the roadway.
The fire hydrant should be installed by tapping the water main not using a tee. Please revise the call out to reflect this.
The sewer service line proposed on Burnett Road should be installed between the sidewalk and the building not in the planter strip. Please revise.
Water and Sewer Details:
Please show correct water details on the plans. Please go to the City of Yelm website and down load the correct details. They have been recently revised and are posted as tiff images
for your use.
Landscape and Irrigation Plans: Same comment as Review No. 1
The curbing around the refuse container must allow for the gates to be able to swing open.
It is assumed that the parking adjacent to the storage units is close to the existing fencing and that the landscaping there is continuing to the curb.
The existing meter is 1.5” in size. The plans require a 1.5” water meter. Verify.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
