Second Review of Civil – Site Construction Documents
Dear Steve:
The City of Yelm has completed the initial review of the proposed commercial park. Your application included:
Construction plans dated June 2, 2005
Stormwater Report dated June 2, 2005
Fire Hydrant Calculations
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Site Plan:
Please provide a signed site plan by Lemay for the location of the refuse container.
The site plan needs to be revised to match the site plan that was submitted to the building official. This may affect your grading and stormwater engineering.
Grading and Stormwater Plan:
The sand required for the infiltration trenches shall be ASTM-33. Please revise the details on the plans to reflect this.
The Bioretention treatment facility does not appear to be sized according to the DOE LID Manual and is not an approved treatment facility at this time. You may want to install a sand
lined trench as you have done for the other basins.
The tables on Page 2 do not agree with each other. Please verify that basin areas add up and are the same between both tables.
Burnett Road Plan and Profile:
The street section needs to be shown on the plans for Burnett Road. This section is 3” class b asphalt, 2” CSTC and 8” of 4” minus ballast.
Show an access riser at the middle of the infiltratation galleries. The detail is already shown on sheet 7 just show the location on the plan view.
Add one inspection port at the center of each gallery.
STEP Plan:
All commercial step system shall be Class 1, Div 1, intrinsically safe per Department of Labor and Industries requirements. Please add this note to the plans.
The step tanks need to be installed no deeper than 6 feet measured from invert to finished grade.
Replace the sewer details with the new details. These details have are dated 5/2005.
Water Plan:
The water main onsite should be 8” in size.
Replace the water details with the new details. These details have are dated 5/2005.
Landscape Plan:
The landscape plans have not been submitted at this time.
Conditions of Approval:
Please review the conditions of approval and make sure all conditions have been met or will be met at building permits issuance.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
