04-0036 Civil Review 1 070204March 8, 2004 Karl Lundberg 2M Enterprises LLC 15345 Sunwood Blvd Suite 302 Tukwila, Washington 98188 RE: Civil Engineering Review No. 1 Mill Pond Estates Subdivision City of Yelm Project No. CIV-04-8358-YL Dear Mr. Lundberg: I have reviewed the plans submitted and dated 03/04/04. (Date of PE stamp). The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized these comments by general category. If you have any questions I have also included a set of redlined plans to clarify these comments. Site Plan: The frontage improvements need to be shown on the site plan. This plan will also provide an overview of the complete project. Add postmaster approved mailbox locations and mailbox detail to the plans. Grading and Drainage Plan: Show required street signs on the plans. Show streetlights on the plan. PSE typically designs the system however the locations of the street lights need to be on the plans. Catchbasin #24 appears to release its stormwater directly to the wetland tract. This water will need to have stormwater treatment applied to the outflow. Contact me for approved treatments. The roadway cross sections need to be located and labeled on the plan. There will be 3 different roadway cross-sections and structural sections for this project. The ecology block wall joints will need to be grouted. The ecology block walls in higher than 4’. Structural calculations may be required. Please contact me to discuss other options. The frontage improvements for 104th and Mill need to be shown on the plans. A plan and profile will be required. Also show how the storm water will be controlled for Mill Road. The connection of 104th Ave and Carter St needs to be shown on the plans. TESC Plan: The TESC plan should show the structures to be demolished, wells to be abandoned, septic to be abandoned. Also show the orange barrier fence to be installed around the trees to be protected. Sewer Plan: The existing sewer line located in 104th Ave SE is a 6” line. Please revise the callouts to reflect this. At sta 19+90.93, the callout should be an “end of line cleanout.” An air release assembly will be required at Sta. 18+50 and any other high points in the sewer line. The detail for the double service boxes needs to be shown on the plans. Need to add the most current details for the City of Yelm. Water Plan: The existing waterline located on 104th Ave SE is 10” in size. Please revise the callouts to reflect this change. Sta 19+68.84 needs to be revised to reflect redlined drawings. Air releases need to be added to all high points of the water line. Please show the irrigation meter(s) and DDCV for the irrigation system on 104th Ave and Mill Road. The meter locations for lot 1,40,31 and 30 may be located in the driveway. Please relocate the meters to be outside the driveway locations. Need to add the most current details for the City of Yelm. Note: There maybe additional comments shown on the redline drawings not listed here. Please review and revise your engineering drawings. When you resubmit please send 4 revised sets of plans and a letter stating how you have address the review comments.
