Dear Mr. Lundberg:
I have reviewed the plans submitted and dated 06/07/04. The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized
these comments by general category.
Site Plan:
Please show the dimensions for all lot lines, construction centerlines, roadway centerlines and right of way lines.
Storm Drainage and Grading Plan:
The catchbasin offsets need to be verified or add a note to the plans stating where the offset is measuring to and from. Show the type 2 CB symbol where type 2 CB is called out.
Show frontage plans in plan and profile.
The frontage storm water runoff needs to be collected and routed to the stormwater system. Some catch basins may need to be added to the frontage to control runoff. If the grade is
sloping correctly the water may run along the curb line and flow in to CB 13.
The minimum slope of a treatment swale is 2% and the width is 3 ft. It appears that the design of the swale does not meet this requirement.
Show or label the liner type that will be used to line the bioswale.
Show all test pits on the storm drainage plan. It appears that there are no test pits located in the storm water facility.
The pond’s top of slope must be at least 10’ away from all property lines.
Add stormwater facility sections and show elevations of existing grades.
Please use the standard City of Yelm details for the roadway section. You may add the structural section to the standard detail.
Vancil Road has vertical curb that should end at the curb return of Birkland St. at approx 10+50.
The mailbox located at approx 10+75 should be moved to 11+75 to allow more vehicle access to the location.
The connection to Umtanum St Se should have a vertical curve at approx 20+00.
The back of the cul-de-sac cannot be solid concrete. Please show driveways and sidewalks and remove the remainder of the concrete.
Do the power poles on Vancil Road have to be relocated? If so please show on the plans.
Show contours on the construction documents if the site is expected to be mass graded. Or show only the contours for the roadway installation and it will be the builder’s responsibility
to submit a grading permit for each lot with building permit.
The roadway has been drawn incorrectly. See the City of Yelm Standard detail for location of the roadway within the right of way. The back of sidewalk should be located at the right
of way line.
Drainage Report:
Show calculations for the sizing and treatment of the bioswale.
Add stormwater maintenance plan to report.
Are there any wells or septic within 200 feet of the site?
Water Plan:
An irrigation meter will be required for the irrigation system.
The irrigation meter will be required to have a DDCV also behind the meter.
The water meter boxes shown on the plan need to be located 3 feet behind the right of way line. If the curb is vertical curb then the meter boxes may be located 3’ behind the curb.
Call out the water main connection at Umtanum St SE. Remove the blow off/air vac assy. and connect to the existing valve.
Please submit fire hydrant flows and calculations showing these hydrants will provide the required fire flow.
Show all blow off air releases at high points in the water line.
Please show the roadway restoration at the connection location.
Add details 6-8 and 6-9. Remove detail 6-6.
Add the stationing and offsets for the installation of the water system.
Sewer Plan:
The sewer boxes shown on the plan need to be located 3 feet behind the right of way line. If the curb is vertical curb then the meter boxes may be located 3’ behind the curb.
Call out the sewer main connection at Umtanum St SE. Remove the blow off/air vac assy. and connect to the existing valve.
The sewer main located in Vancil Road is 3” in size. This will have to be verified before the tap is scheduled.
Please show the roadway restoration at the connection location.
Add details 7-9, 7-10, 7-13, 7-18 and 7-21.
Add the stationing and offsets for the installation of the sewer system.
All high points in the sewer line will need to have an air release installed at that location.
The air release will need to be relocated in Vancil Road for the widening of Vancil Road.
The separation between storm and sewer conveyance lines should be 10’ horiz. Location 12+50 does not meet this requirement.
Landscape Plan:
The planter strips and open space needs to have a method of watering the street trees and landscaping shown on the plans. This may be within 75 feet of a hose bib, sprinkler system,
drip irrigation system etc.
Show locations of existing fences and proposed new fences. Any chain link fence must be green or black plastic coated.
Street trees should be located at 35’ on center.
The plans need to show open space improvements and irrigation.
Misc. Information:
The street light locations need to shown on the construction documents. PSE will get the locations from your plans. A light will be required at the entrance and Vancil Road. This
light should be located on the north side hanging over Vancil Road. The second light should be located 5’ east of Lot 23. The third light should be located in front of lot 11 so it
will not conflict with the driveway to lot 11. The final light should be located 5 feet north of lot 14/15. The total is 4 streetlights required. Please edit the note on the cover
sheet to reflect this comment.
