Dear Mr. Lundberg:
I have reviewed the plans submitted and dated 12/08/04. The following are comments from the above referenced plans and need to be addressed on the future submittal. I have organized
these comments by general category.
Storm Drainage and Grading Plan:
Please add the following details to the plans.
City of Yelm detail numbers: 4-5 should be in place of 4-7 on sheet C3, 4-8B, 4-11, 4-13, 4-16, 4-17, 4-19 and the new Wash dot ADA ramp detail.
Sheet C3 needs to be revised due to the new storm water system and catch basin callouts.
Remove the section on the mailbox detail that states, “to be performed by US Postal service.” This will be completed by the contractor.
Water Plan:
Please submit fire hydrant flows and calculations showing these hydrants will provide the required fire flow. This will be required before the plans can be approved for construction.
We can not allow the construction of improvements before the assurance of fire flow has been determined. These calculations may be computer modeled or hand computed. The fire hydrants
need to be able to flow 750 GPM when the friction losses are taken into account.
The fire hydrant flow information for this area is:
Palouse Ave / Vancil Rd
Static Pressure 40 psi
Residual Pressure 26 psi
Flow is 1000 gpm
Birkland / Vancil Rd
Static Pressure 40 psi
Residual Pressure 28 psi
Flow is 1000 gpm
Landscape Plans: Comments from Tami Merriman
Final landscaping plan shall show planting details, species description and size, open space landscaping, open space improvements.
The open space improvements are written on page C2. These should be depicted on the landscape detail page.
Street tree species must conform with the City of Yelm Street Tree List. This list can be found on our web page. Tree planting detail is located in chapter 4 of the Development Guidelines,
drawing #4-19.
The landscaping of the storm water facility shall be incorporated with all on-site landscaping.
The open space areas must be landscaped in a “park-like” setting. Along with the qualifying open space items (play equipment, horseshoe pit and pathway), landscaping of the open space
area is required.
All the requested information can be faxed for review. This will expedite the review process. The contractor wants to begin work next week and the City is going to issue a clearing
and grading permit. However the utility approval will be dependant on the remainder of the information above. If you have any questions or comments, please call me at (360) 458-8438
