Dear Allen:
According to Gary Carlson, Yelm’s Building Official, Wal-Mart is interested in obtaining a temporary certificate of occupancy by June 11, 2007, to allow Wal-Mart and its tenants to occupy
the new Yelm Wal-Mart building in order to begin tenant improvements and to install store shelving.
In order to issue a temporary certificate of occupancy, the following minimum requirements must be met:
The fire alarm and sprinkler systems must be complete, inspected, and approved.
The water system must be given final approval by the Public Works Department,
The sewer system must be given final approval by the Public Works Department.
The parking lot must be completely paved and striped.
All parking lot lighting must be installed and energized.
The stormwater treatment and disposal system must be complete and given final approval by the Community Development Department, including the backup generator for the pumps, the bond
for maintenance of the system, and operations and maintenance manual.
All perimeter walls along the north and east property lines must be installed and approved.
All paving and striping on the SR 510 Yelm Loop frontage must be complete.
All paving and striping on the Yelm Avenue (SR 507) must be complete.
The developer agreement for acquisition of the property required for the 103rd connection must be in place.
The letter of credit for the required 103rd connection and the reconstruction of 103rd Avenue.
Before issuance of a final certificate of occupancy including any occupancy by members of the general public, all improvements must be complete, inspected, and approved by the appropriate
agency. These improvements include all civil improvements, landscaping, frontage improvements, the signal at Yelm Avenue and the SR 510 Yelm Loop, Health Department requirements, and
the signal retiming at the intersection of Yelm Avenue.
The Community Development Department looks forward to working closely with you as the grand opening date for Yelm’s Wal-Mart approaches.
