Final Review of Civil Offsite Construction Documents
Mr. Dunning:
The City of Yelm has completed the initial review of the proposed Wal-Mart store. Your application included:
Civil construction documents dated 4/18/05
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual, MDNS; the staff review the preliminary land use and general standards
of civil engineering practice.
The following comments can be addressed during the construction of the project by the general contractor and the appropriate sub-contractors.
All new water mains are required to have 42” of cover. The water main is shown at the same elevation as the sewer which has 60” of cover.
The separation of water and sewer is required to have 10 feet between the two utilities. A portion of Grove Road does not meet this requirement. This can be resolved in the field with
an alignment adjustment.
Sheet WA 3:01 needs to have a blow off at the end of the watermain, not a blind flange.
The watermain stub was not shown to Mike McGraw’s property. The sewer was shown but not the water.
The street lights and pole will need to be green in color. This color is specific to Yelm and has been used on all streetlights on this corridor. You can contact myself or Into light
(PSE) for the color specifics.
When you are ready for signature of the plans please submit one set of full size plans for signature. After the City returns the signed plans to you, it is required to submit the following:
One full size set of mylar plans
4 full size sets of paper drawings
One half size of plans (11x17)
One CD with the electronic AutoCAD drawings and a PDF of each plan sheet. The AutoCAD version should be 2004 or older.
