Box 479 Yelm, WA 98597   October 10, 2005 Bill Dunning PE Pacland 606 Columbia St NW Olympia, WA 98501 RE: Wal-Mart – COY Project Number SPR-05-0091-YL Initial Review of Civil Onsite Sewer Construction Documents Mr. Dunning: The City of Yelm has completed the initial review of the proposed onsite sewer system for the Wal-Mart store. Your application included: Civil construction documents dated 8/17/05 (PE Stamp) and submitted September 14, 2005. Step Lift Station sizing and design report dated 08/17/05. We have reviewed the plans for compliance with the City of Yelm Development Guidelines. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: The Step tank depth does not meet the City’s requirements of 6 feet from inlet invert to finish grade above the tank. If manholes are to be used for this system, they must be installed in such a way as to allow no infiltration of surface or ground water. All side sewers and conveyance piping prior to the step tank shall be owned and maintained by applicant. Show the location of the grease interceptors and separate outfalls for grey water. Show the location of the pump control panel(s) on the plan. A hose bib will be required to be within 50 feet of the STEP Tank(s) for maintenance. The City of Yelm has a standard pump panel, wiring diagrams, pumps and specifications. Please use these when designing the Step System. The side sewer design does not match the architectural drawings. The architectural drawings show 3 side sewers and the sewer design only has 2. The side sewer sizes do not match from architectural plans to civil plans. Is there going to be a garbage disposal installed inside the building. If this disposal is greater then ¾ horsepower than City of Yelm approval is necessary. Please include some actual water bills from other comparable sized stores to be used for sizing the water and step systems. Submit at least 6 continuous months from 3 different stores. Please review the land use approval it specifies some requirements for the Step sewer system. Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans and 2 sewer sizing reports. The project engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
