I have completed my first review of the abovementioned short plat. Attached, please find
an original copy of the plan, sheets 1 & 2, with my "red-line" comments. These "red-
lines" request additional information and/or edits. I have also included an original copy
of the closure report for Lot 1. The area of the lot as calculated on the closure report is
consistent with that shown on the short plat. I did not receive a closure report for the
boundary or Lot 2. Twill need to receive said closure reports to complete my review.
With the short plat, I received a wpy of First American Title Insurance Company's
Subdivision Guarantee No.: 4299-783974, dated Maroh 1 Q, 2006. The description of the
original parcel of the short plat is consistent with the description of said Subdivision
Guarantee.
I did not receive copies of the record matters listed under Special Exceptions on said
Commitment. Therefore, I cannot attest that all easements, restrictions and/or
reservations of record that should be shown on the plat (if any), have been shown.
The wording of the Easement Provisions and the Dedication is consistent with past plats
approved by the City of Yelm.
I have enclosed Invoice #S07 for the amount of $250.00 for professional services
rendered.
