Civil Plan Review #4
Mr. Antonoff:
The City of Yelm has completed the 4th Civil Plan Review of the proposed subdivision. Your
application included:
• Engineer Response Letter
• Construction Plans
• Aqua Swirl Manual
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the
DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our
comments are summarized below:
Water:
1. Please use current details on the plans. These can be obtained from City of Yelm
website.
2. Contractor is responsible for all taps on main, the City will not tap main for developer.
Please change the call out on the plans.
3. The Building Official has approved the 2" fire sprinkler main to the building. This system
will be required to have a water meter installed at the right of way line and a double
check valve inside the building.
4. Hydrant locks are required and must be paid for by the developer before project is
approved.
5. The call outs for all water meters need to be consistent for all locations and callouts.
Sewer:
1. The Step Pump Control Panels not mounted to buildings must be mounted utilizing Hot
Dipped Galvanized Uni-Strut posts.
2. A hose bib must be installed within 50' of each Step tank for maintenance of each tank.
3. Please use most current most details in your drawings. (IE 7-9, 7-14,& 7-11) These
details may be found at City of Yelm's website.
4. The City requires that only one tap be made to the main and a double connection be
utilized to serve both tanks. Please see detail 7-2.

5. The sewer main shown on the drawings is not shown on the correct side of Crystal
Springs Rd. It is located on the opposite side of the road.
6. The call outs for all sewer connections need to be consistent on all locations and
callouts.
Planning
Landscape Comments
1. The Landscape plans were approved in the previous review. The irrigation plans need
to be updated to match the revised civil plans. The irrigation plans need to be
resubmitted and reviewed. Please submit 8 sets of the irrigation plans.
2. Drip Irrigation is required within the planter strip on Crystal Springs Road. The irrigation
system that you have proposed is acceptable. However, the City is striving to reduce
the consumption of water and we would approve if you wanted to propose a drip
irrigation system on the remainder of the site instead of sprinkler heads.
Engineering
1. Please see mark ups and redlines on plan sheets.
2. Please show irrigation connection, irrigation meter and backflow devices on the civil
plans.
Please review and revise the plans to address the above referenced comments. When the
project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports and 4
sets of landscape and irrigation plans. The project engineer should include a written
response with the resubmittal, indicating how all the review comments above have been
addressed or responded to. This will significantly expedite our review of the project. If you
