Re: Illegal Grading in Restricted Buffer Area
Canal Estates Subdivision
Dear Mr. Hansen:
This letter serves as the approval to restore the restricted buffer area. The following is a bullet point item list of what is required to bring the buffer area into accordance with
the intended use.
The buffer needs to be regraded to the original graded elevations before the illegal grading. This original surface was flat from the barbwire fence line 10’ toward the lots.
The 2 horizontal to 1 vertical sloping can begin at the location 10’ from the original barbwire fence. This sloping needs to be compacted as it is being constructed. (Tracking it with
a bulldozer is adequate.)
The grading behind lots 8 and 9 can also be completed prior to the buffer being restored. The grading will need to be limited to a max. slope of 2 horizontal to 1 vertical sloping and
not graded up on the fencing.
Following the completion of the grading the slopes and buffer will need to be seeded or soded. If you decide to seed the necessary areas, you will need to seed this area and spread
straw over the slopes and buffer area to control erosion. Also an assigned savings will need to be set up. This savings will be set up to reseed the planted areas if the initial seeding
does not grow. The assigned savings amount will be $1,500.00. This will need to be set up before the grading is started. Or you can place sod in the buffer and on the slopes adjacent
to the buffer. If sod is placed no assigned savings will be required.
The fence will need to be repaired behind lot 16 where access has been gained to the buffer.
