Box 627 Rainier, WA 98576 RE: Tahoma Valley Golf and Country Club – SPR-05-0794-YL Second Review of Civil – Site Construction Documents Mr. Bloom: The City of Yelm has completed the initial review of the proposed commercial redevelopment project referenced above. Your application included: Civil construction documents dated May 17, 2007 We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Horizontal Control and Paving Plan, C4.0: Call out existing row and proposed row dedications. Please do not show future row needs on the north side of Mossman. Is the utility easement on the north side of Mossman actually an existing easement? If not please remove. Paving Details, C4.1: The plans show the project paving a 12’ lane on the north side of Mossman. Grading and Drainage Plan and Profile, C5.0: Show permanent fence around stormwater pond (4’ black chain link) or show that a fence will separate the parking area from the stormwater facility. Sta. 45+20 of the profile shows a +/-0.5’ increase from the existing grade at the intersection. Why does the intersection need to be elevated 6 inches? Utility Plan and Profile, C6.0 Show step control panel and location Show the roadway restoration of the street crossings for the utility connections. Sheet C6.0 Note 5 should read 8” X 6” X 8” tee. Will need to have a Reduce Pressure Backflow Assembly behind the domestic water meter because of the wells and reuse irrigation meter. Please specify an OSI 20 GPM pump rather than the 10 GPM currently specified. At the intersection of Rice St. and Mossman St. a “T” is to be installed presumably for future use (1 side is to be capped). I would rather see a 90 degree fitting and only 1 valve at this location. Sta. 49+72.85 has a capped called out. Please change this to an End of Line Clean Out. This location should also be extended to the end of the sidewalk. By extending the sewer it may be continued during the future reconstruction of Mossman St. Instead of having the sewer main dipping below the water main to maintain adequate separation please show the fire hydrant crossing at 36” of cover and the sewer main at 60”. This will leave 18” of separation without needing bends for deflection of the pipes. Show roadway restoration for the sewer line being installed in Rice St. Landscaping and Irrigation Plan, C7.0: The Landscaping and Irrigation plans do not have enough information to review. These will need to be resubmitted. Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
