Good chatting with you earlier. Attached is the Trip Generation and TIF Calculation for the 50 unit mid-rise Apartment project per the ITE Trip Generation 10th Edition data.
The site’s proximity to the Wal-Mart would allow residents of the Apartment facility to walk in lieu of driving for grocery type trips in particular; thus a potential for even fewer
vehicular trips than noted.
Distribution of site traffic current street grid; 20/80% to and from the north and south, respectively. Future street grid could shift 30 to 40% of the site traffic to and from the
north thus 50 to 60% and 50 to 40% to and from the south.

I understand that I may need to prepare a formal Traffic Memorandum. Let me know?
