CURRENT USE OF THE PROPERTY WITH EXISTING IMPROVEMENTS.
The site is currently undeveloped and lacks permanent structures with the exception
of a small shed and a single family residence located at 406 Crystal Springs Road
NW in the southwestern corner of the property. Most all of the natural vegetation has
been cleared long ago and the property appears to have historically been used for
grazing or forage production.

A residential development of 29 (22'x44') two-story units is proposed for the property
and is be located in the southwest corner as indicted on attached site plans
(Attachment A).
