The Crystal Springs project will involve 29 proposed multi-family units and the retention
of one single-family residence. The proposed units will be developed as several multi-
family buildings of not more than 6-units per building. None of the units, including the
existing house, aze proposed to be on their own lots but will remain on the parent pazcel.
The lot lines shown on the site plan are intended to depict the siting of the buildings in
relation to a yard area, and not to depict proposed lot lines.
In order to achieve the density stated above, the Planned Residential Development
process is being utilized per the City of Yelm Code 17.60. As the density will slightly
exceed the allowed density per the PRD code, the bonus density of 20% allowed in
Section 17.60.140 is also being sought.
As the project is adjacent to Yelm Creek, precautions have been taken to minimize the
affect on this water of the state. Densities have been calculated within the setback and do
not exceed the required 2 units/acre. Additionally, the environmental processes required
for development within the buffer have been undertaken and aze included with this
submittal package.
The project will require stormwater detention, treatment, and release to Yelm Creek per
the City of Yelm requirements and the requirements of the 1992 Department of Ecology
Surface Water Manual for the Puget Sound Basin. Sanitary Sewer will be provided by
way of a STEP system as depicted on the civil engineering plans submitted under
sepazate cover, and domestic water and fire systems will also be provided and are shown
on the referenced civil engineering plans.
