?Roberta: The following are comments for the Samantha Ridge Project.
The Staff or Hearing Examiner Conditions of Approval need to be inserted on the cover sheet.
The Approved for Construction Title Block on all sheets, must read “Development Review Engineer”.
Step System information on callouts of parts is very vague and should also include the components.
Step System electrical hook ups, alarms and controls should be shown on plan sheets.
Check type of material used for the water main to see if it meets City of Yelm Water Department requirements for this project. (PVC AWWA C 900 Class 150).
The Water plans should include types of couplers used and location.
The Water plans should include the correct amount of valves for per type of fitting used (Tee = 2 Valves, Cross = 3 Valves).
Is an FDC required for this project?
There must be 10’ of Horizontal Separation and 18” of Vertical Separation between Water, Sewer and Re-Claim Water.
The Water profile view should include all existing utility crossings.
Valves and couplers should also be shown or called out in these views.
Please show pipe cover in these views.
Storm Water Drainage and Erosion Control Report as well the Operation Maintenance Report are very vague as far as description or cut sheets for storm water treatment devices.
Check City of Yelm Plan Check List concerning step sewer and being placed within 100’ of a storm detention or retention pond. It appears the step system is within 25’
of the storm facility.
The Storm Maintenance Report appears to missing maintenance cost estimate and construction inspection report.
Please include and show on plan views, the dry utility joint utility trench easement location and callout the width of the trench. This needs to be shown on the plan sheets
to be sure there is enough room for the installation of step tanks and the required building set backs on site.
I did not find curve table data on plan view.
Please callout and show the location for the Mail Box Cluster.
