Mr. McInnis:
The City of Yelm has completed the second review of the proposed Planned Residential Development. Your application included:

We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction.
Drainage and Erosion Control Report:
I have discussed the stormwater report with you on the phone and additional detail will be added clarifying the pre and post development basins and verifying the calculations are revised
based on the basins.
Sewer Review:
Step tank sizes have not been designed in conformance with Department of Ecology Criteria for Sewer Works Design Manual. Please revise and submit sizing calculations for the step tanks.
Show location of all Pump Control Panels
The existing Reclaimed Water main is shown to be relocated. Show new location and Hydraulic profile.
Most all of the tank locations are in parking lots. This will be a problem when servicing. Several could be moved to planting areas. We would prefer this but it is not a requirement.
When sewer service boxes are located in the asphalt these boxes must be rated for traffic bearing loads (H-20).
Water Review:
The Master Meter and Reduced Pressure Backflow Assembly can not be installed directly on the 10” water main, as this is a main water transmission line from one side of the City of Yelm
to another. A separate water tap and service line will need to be installed for Master Meter and Reduced Pressure Backflow Assembly for all water services to residences.
Hot Tap at station 2+18.40, 57.68 LT will need to be at a right angle to existing 10” water main and a bend will need to be installed after new valve.
A master meter is required per the project approval. Please show the location, size and the Reduced Pressure Backflow Assembly.
Show the irrigation meter size and reduced pressure backflow assembly.
The irrigation and the fire system cannot share the same water meter. These systems will need to have individual meters.
Planning Review:
Landscape and Irrigation plans have not been included in the construction drawings. Please submit irrigation plans with the next submittal.
The last review indicated that drip irrigation would be required along the frontages of Crystal Springs/Edwards.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
