8284 Deavers 030502March 5, 2002 Craig Deavers C.E.S. Northwest, Inc. 5308 12th St. E. Suite B Fife, Washington 98424 RE: Autumn Hill Subdivision City of Yelm Project No. SUB-01-8284-YL Dear Mr. Deavers: This letter is in response to the meeting we had on Monday February 25, 2002. At the close of the meeting, there was two issues that you asked staff to review and respond too. You asked staff to review the requirement of the “bypass” areas to the north and south of the Vancil Road frontage. The Community Development staff has decided this development will be required to install a catchbasin and pipe on the north end of the Vancil Road frontage improvements. At this time, it is expected that the south area of the roadway frontage will have no significant adverse runoff to adjacent properties and that the future this area will be redeveloped by the Y3 transportation route. The second request was to remove a streetlight and pole from the streetlight plan. It is the staff’s decision to eliminate the streetlight located on Vancil Road at the north end of your frontage improvements. The structural section on sheet C6 should read 3” of asphalt not 2” of asphalt. The streetlight plans still need to be submitted to the city. The open space, irrigation and landscape plan still need to be submitted. The changes listed above should be made before the mylars are sent to the city. When you resubmit your package, please send two sets of revised mylar drawing sets, two stormwater reports with the engineers stamp, 1 set of ½” scale drawings and the AutoCAD files on a CD. I will return one set of mylars to you for your records. The city inspectors will need 4 sets of signed plans for the construction phase. Please send these after you receive your signed mylars. If you have any questions or concerns please call me at (360) 458-8438. Respectfully City of Yelm Community Development Jim Gibson Development Review Engineer Cc: Lubbesmeyer Construction
