Fourth Review of Civil Construction Documents
Mr. McInnis:
The City of Yelm has completed the third review of the proposed Planned Residential
Development. Your application included:
• Transmittal
• Comments regarding Third Review letter from City of Yelm
• Full Size Plans
• Drainage and Erosion Contra) Report
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the
DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. The bold
information following the comment is how we would like to address this issues.
Sewer Review:
1. The plans do not show or called out the fittings or types of connections, valves,
bends or couplers used on the reclaim water line relocation. These should be shown
on the plans. Please provide a revised sewer sheet with these call outs.
2. Pump Control Panels are not allowed on living spaces. It is unclear if the locations
are living spaces or not. Please provide documentation showing this is not a
living space. You can provide this by fax or email.
3. All utility crossing need to have 18" of separation or sleeving will be required. The
sewer and reuse water lines will need to be sleaved when conflicts with domestic
water. Concrete encasement is not allowed. This does not need to be addressed
on the plans however we will require at preconstruction meeting.
4. The step system is utilizing OSI 20 GPM pumps. It is recommended that 2" service
lines be installed between the tanks and sewer mains. This does not need to be
addressed on the plans however we will discuss at the preconstruction
meeting.

5. Sta. 3+00 has 2-11.25 degree bends called out. I do not see a reason for these to be
installed. Please remove these callouts at the time of sewer sheet resubmittal.
6. Looking at the process for relocation of the water sewer and reuse mains it appears
that couplings would be more benificiatial to use instead of tapping. These does not
need to be addressed on the plans however will be discussed at the
preconstruction meeting.
Water Review:
7. The Master Meter and Reduced Pressure Backflow Assembly can not be installed
direct.
8. Please show and call out on the plans, the 10x10x3 Tee or the hot tap for the
connection of the domestic water supply from the 10" main to the 3" water meter for
the buildings. This does not need to be addressed on the plans however will be
discussed at the preconstruction meeting.
9. Please show and call out on the water plans, the Hot Tap or Tee for the irrigation
connection. This does not need to be addressed on the plans however will be
discussed at the preconstruction meeting.
10. Please show and call out the Hat Tap or Tee for the fire system on the water plans.
This does not need to be addressed on the plans however will be discussed at
the preconstruction meeting.
11. Fire sprinkler meter, potable irrigation meter and irrigation water meter will need to
have reduced pressure backflow assembly installed behind meters. This needs to
be addressed on the water plan and resubmitted for approval.
Planning Review:
12. Landscape Plans were not included. Please provide a final set of landscape plans.
This comment as been shown on all review letters. Please submit the landscape
and irrigation plans for review and approval.
Please review and revise the water and sewer plans as requested. Yau may email the 3 sheets
