Design of Plat lot count Design of Plat – if property within Shoreline Jurisdiction included as a building lot. Development inside shoreline jurisdictional boundary is 2 units per acre, with minimum lot size of 20,000 sq. ft. You could achieve 1 residential lot in the shoreline area. Development outside of the shoreline jurisdiction is 6 units per acre. After subtracting shoreline area, remaining gross acreage is 2.5 acres. Total allowed density in the “upland” area is 15 units. Maximum single family lots achieved under this scenario would take into consideration: 1 lot in the shoreline area. Subtract out of Upland Area: 1. Normal placement of stormwater facilities – approx. 5500 sq ft. 2. Open Space tract – 7035 sq ft. 3. Open Space and Stormwater equivalent to 2.85 lots (average lot size 4400 sq. ft) Maximum lot count in this scenario (assuming average upland lot of 4,400 sq. ft. or larger) Option1. 11 lots (10 upland and 1 within the shoreline jurisdiction) A. Will require shoreline development permit add 2 ½ months before plat can be finalized. B. Will require an amendment to the preliminary plat approval – Public Hearing and PC and approval by CC, add 3 months before plat can be finalized ( can be done concurrently with A above). C. Will need to have a wetland study and delineation D. Will need to relocate stormwater facilities E. Additional Infrastructure improvements to serve shoreline lot. Or Option 2. 12 lots (11 upland and 1 within the shoreline jurisdiction) A. Will require shoreline development permit add 2 ½ months before plat can be finalized. B. Will require an amendment to the preliminary plat approval – Public Hearing and PC and approval by CC, add 3 months before plat can be finalized ( can be done concurrently with A above). C. Will need to have a wetland study and delineation D. Open Space fee of $5,416.95. E. Will need to relocate stormwater facilities. F. Additional Infrastructure improvements to serve shoreline lot. Current Layout 13 lots ( all upland) A. No additional time or approvals required. B. No additional improvements to open space. C. No additional infrastructure improvements required. D. Stormwater facilities can remain in the public right-of-way.
