Does the design minimize conflicts with neighboring land uses? Explain. The proposed design is consistent with the Yelm design guidelines and is at the same scale as other public and office buildings in the area. Landscape buffers along the eastern property boundary and 2nd Street provide a visual transition to pre-existing mixed use residential uses. 2. Is the site within 300 feet of any “critical areas” such as wetlands or streams? All of Yelm is classified as a critical aquifer recharge area by the Yelm Critical Areas Code. There are no other identified critical areas within 300 feet of the property. 3. What provisions will be made for storm water and/or flood control? Stormwater will be treated and infiltrated pursuant to the 1992 Stormwater Design Manual as adopted by the City of Yelm. 4. What provisions will be made for water supply and sewage disposal? The proposed public safety building will be connected to the municipal water system and S.T.E.P. sewer system. 5. What provisions will be made for electrical power, natural gas, telephone and other utilities? Electricity and natural gas will be provided by PSE, telephone and video on demand will be provided by Ycom, cable TV will be provided by Comcast. 6. What provisions will be made for streets, access, and/or buses? Full street improvements will be made to 2nd Street, McKenzie Street, and Washington Street along the frontage of the property. This will include access to the property pursuant to the Yelm Development Guidelines and provisions for a bus stop, if appropriate. 7. What provisions, if any, will be made for open space and/or recreation? Landscaped open space will be provided by perimeter landscaping pursuant to the Yelm Zoning Code. A fitness center and outdoor courtyard will be provided for employees. 8. What provisions will be made for schools and school children? None.
