Re: Comments for Crystal Creek Estates Final Plat Application - SUB-01-8294-YL
Dear Mr.Boness:
The City has completed its initial review for the above referenced final plat application. There are some items that need revisions. For the items that need changed or corrected, I
am sending you back redlined originals.
Survey review comments have been sent to Bluhm & Associates for corrections. When you submit your revised plans, please include 3 copies of the full size plat, and one 11” x 17” copy,
and return all redlined copies.
Stormwater Maintenance Agreement: On page one, last paragraph (2), where it states “the log book shall be available at…”, the address should be 40905 96th Ave. E, Eatonville, WA 98328m
(as the principle office of the Homeowners Association.)
On the Bill of Sale for water and sewer, please have Annette Durkin fill in the date on the top.
Corrections on Plat: In addition to the corrections required by the reviewing surveyor, please make the following changes:
Please add the following to the notes section on the face of the plat:
“Each lot within this plat is subject to a mitigation agreement between Annette Durkin, and Yelm Community Schools, District No. 2. Mitigation fees in the amount of $1,425.00 per lot
shall be paid prior to issuance of building permit.”
“Each lot within this plat is subject to a transportation facility charge. The transportation facility charge shall be paid prior to issuance of building permit.”
“All water connection fees shall be paid prior to issuance of building permit.”
“All step sewer connection fees shall be paid prior to issuance of building permit.
The Address block has incorrect number of lots, and addresses for the lots. Please see the list of correct addresses attached. Please show Yelm, WA 98597 above the address block.
The street “93rd Way” needs changed to 91st Way SE.
The Open Space needs to be designated as “Tract A”. The Tract is to be dedicated to the City, and reference made on plat cover.
Designate the two stormwater areas as Tracts “B” & “C”.
Prepare Deed for Tracts B & C, to be held in common by the Homeowners Association.
Lot closures will need corrected and resubmitted.
Prior to recording, please provide the City a copy of the Washington State Certificate of Incorporation.
The above listed corrections must be completed and returned to the City no later than Friday, January 25, 2002, to be considered by the Planning Commission on February 4th. If the Planning
Commission recommends approval to City Council, the final plat application will go before the Council on February 13, 2002. If you have any questions, please contact me at 458-8496.
