Roberta: Here are my 1st review comments for the Tahoma Terra Fairway Multi-Family Review # 1 Comments
1. Please add Staff or Hearing Examiner Conditions of Approval Inserted on Cover.
2. There is no Sheet 6 of 19 (C4.0 Horizontal Control & Paving Plan) in which is listed in the sheet index on Cover Sheet 1 of 19.
3. There is no center line for roadway’s ect; called out on plans, though stationing is called out.
4. Edge of pavement is not called out or defined on plans.
5. Right of way and width is not called out or defined on plans.
6. Proposed survey monumentation location and details are not called out, shown or referenced on plans.
7. Roadway sections are not shown on plans.
8. Identify street names, right of way, lots on the plans.
9. Easements, width and type not clearly defined on plans.
10. Sheet 15 of 19 (C6.6 Water Details) is blank.
11. Please show step tank bedding for concrete step tank per City of Yelm Detail 7-17.
12. Invert elevations not shown on profile plan sheets.
13. Electrical hook ups, Alarm and Controls for step tanks need to be shown. Please add Step Sewer Details 7-4, 7-5 and 7-6.
14. If a fire hydrant is not located at the end of dead end water main, a blow off assembly shall be required. Please add City of Yelm Water Detail 6-9 to water detail page on plans.
15. Please add to water plans, what type of coupling will be used.
16. Please provide 2 gate valves for Tee’s and 3 gate valves for crosses on the water plans.
17. Thrust Blocking is required at all fittings and in-line valves. Please show thrust blocks on plans.
18. Cover over water pipe shall be a minimum of 42” except for unusual circumstances approved by the city.
19. Water Detail Sheet needs to have City of Yelm Water Detail 6.9 for blow off added.
20. Please add to drainage report, section 11 – Homeowners – Articles of Incorporation.
21. Easements, both existing and proposed, need to be shown on plans.
22. 100 year Flood Plain Boundary, needs to be shown on plans. Please show existing and proposed on-site sanitary systems within 100’ of detention / retention facilities
23. Please add storm drainage facility to plans. Storm ponds, storm galleries and infiltration galleries.
24. Please define better lot dimensions and areas.
25. Please add to plans, the proposed drainage facilities and sufficient cross-section and details to build.
26. Plan view for storm water conveyance system not shown on plans, please add.
27. Add station and number to each man hole and catch basin on plans.
28. Please add to plans each manhole and catch basin type and size.
29. Please show all manhole and catch basin rim and pipe invert in and out elevations.
30. Please call out and show each length of pipe in linear feet.
31. Please add Grades to plans for storm system.
32. Please add Annual Cost Estimate of Maintenance to the Drainage Report Maintenance Manual.
33. Flow direction arrows at curb returns showing grades, need to be shown on plans.
34. Spot elevations and for curb returns need to be shown and indicated on plans.
35. stationing for PC, PT, PI and intersections need to be shown and called out on plans.
36. Curve information, radius, length, and tangent needs to be shown and called out on plans.
37. Begin curb radius and end curb radius, needs to be shown and called out on plans.
38. Please show typical sections on plans.
39. Please show pavement markings details with offset and stationing on plans.
40. Please include call outs for sidewalks with dimensions on plans.
41. Please show and call out all driveway entrances along with material and widths.
42. Please include on plans curb ramps, detail type.
43. Please show street detail.
44. Add dumpster locations and callout to plans.
45. Add location and call out for mail box cluster locations.
