Tumwater, WA 98512 RE: Del’s Farm Supply – SPR-05-0673-YL Review No. 3 of Civil Construction Documents Mr. Hatton, The City of Yelm has completed the third review of the civil plans for Del’s Farm Supply. Your application included: Revised Construction Documents Drainage and Erosion Control Report Engineers Response Letter Revised Landscape Plans We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Water Department Comments: The developer is responsible for the cost of the fire hydrant locks. The City will invoice and install the applicant for the cost of the locks. The City of Yelm water department will need a copy of the well abandonment report. The existing water main and proposed sewer main on Morris Road are between 8’ and 10’apart. The City will allow this if the sewer main is upgraded to C900 Class 200 PVC. The City’s standard is Class 150. Please replace the water details with the current details. They may be downloaded on the City’s website. Sewer Review: The step sewer system has not been changed to a Simplex step sewer as previously requested in previous reviews.  Please change the callouts to reflect a Simplex system with a 20 GPM pump. Please replace the sewer details with the current details. They may be downloaded on the City’s website. 90 degree bends should be installed in the Side sewer. A side sewer clean-out is required within 2’ of the building. Landscape Plan: Add text here Please provide a 4 foot black or gray vinyl fence around the perimeter of the storm pond keeping the landscaping on the interior side of the fence. Please provide the City of Yelm street tree planting detail on the landscape plans, which can be found on the City of Yelm website. Street Lights: The street lights should match the street lights that were installed across the street. The poles are a concrete design and are direct bury. These also do not require hand holes and a meter cabinet. This should be a substantial savings for installation. Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans. The project engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
