KPFF has received the comments from your letter dated October 4, 2007. We have addressed the
issues you presented and our response is outlined below:
STORM DRAINAGE REPORT:
1. Comment noted.
2. Storm Drainage Report Section 3 -The soils report was revised to clarify the recommended
infiltration rates for the targeted soils. The infiltration rate used for the design was 1
inch/hour. Per the 2005 LID Manual, these soils will be adequate as a water quality device.
Therefore, a separate separation and water quality treatment layer is not needed.
3. Erasion Control Plan - A section has been added in Section 2 to address sedimentation and
maintenance of the pervious pavement.
4. Storm Drainage Report Appendix 1 -The 2005 DOE Manual and the 2005 LID Manual were
used for the design.
5. Storm Drainage Report Appendix 1 -The 2005 DOE and LID Manuals require the use of
WWHM, therefore, "f" is no longer included in the calculation section.
6. Storm Drainage Report Appendix 1 -Storm Shed is no longer being used for storm drainage
calculations. WWHM calculations are included in the report.
7. Storm Drainage Report Appendix 1 -Per the 2005 LID Manual, the existing soils will be
adequate as a water quality device. Therefore, a separate separation and water quality
treatment layer is not needed.
8. Storm Drainage Report Appendix 1 - A summary of the storage volume calculations have
been provided. The WWHM modeling information has also been provided.
9. Storm Drainage Report Appendix 1 -The WWHM output information forthe sediment traps is
provided.

Storm Drainage Report.
12. Storm Drainage Report Appendix 5 -The revised soils report including a clear
recommendation of infiltration rates is included.
CONSTRUCTION PLANS:
13. Comment noted.
14. Conditions of Approval have been added to cover.
15. The proposed pathways will connect to the proposed Habitat Trail. The path no longer
conflicts with the proposed retaining wall. Slopes for the proposed pathways are also shown
on Sheet 4(C3.0).
16. The pocket park is located in the northwest corner of the site.
17. The pavement marking information is located on Sheet 6 (C 4.0).
18. The call-outs for sidewalks with dimensions are shown on Sheet 6 (C4.0).
19. The access from Terra Valley has been re-designed per City of Yelm.
20. Curb ramps and WSDOT details are shown on Sheet 8 (C 4.2j.
21. Dumpster locations have been called out on the plans.
22. The approved mailbox cluster location is called out on the plans. The Yelm Postmaster's
approval is attached to this letter.
23. Edge of pavement is depicted on the plans.
24. Chain link fencing in the tree protection areas is now shown on Sheet 4 (C3.0). The fence
detail is shown on Sheet 5 (C3.1).
25. The sediment trap has been relocated.
26. The interceptor swales have been relocated. They will not impact the buffer.
27. The slopes of the interceptor swales are shown on Sheet 4 (C3.0).
28. This sheet is now included in the plan set.
29. Please see the drainage report Section 1, Part 1 regarding the pavement section.
30. The area between Building #2 and #3 has been re-graded.
31. All proposed contours have been labeled.
32. The roof drainage pipes are shown on Sheet 10 (C5.1).
33. The proposed pathways and associated slopes are shown on Sheet 4 C3.0).
34. The access road design has been revised and will no longer impact the wetland buffer.

35. The reserve area for emergency stormwater and proposed conveyance is now shown on the
Horizontal Control Plan Sheet 10 (C5.1).
36. The separation distance between water and sewer is shown.
37. Water plans have been revised to provide minimum cover of 42 inches.
38. There is no horizontal deflection and minimal vertical deflection that is typical of water line
construction.
39. Proposed fire hydrants and fire department connections have been relocated to the edge of
the drive lane at each building.
40. City of Yelm standard detail 6-4 is located on sheet.
41. The domestic and fire service have been updated on the plan.
42. Post Indicator valves are shown on plans.
43. Fire line sizes are indicated on plans.
44. Domestic water line, water meter and backflow prevention device sizes are all shown on
plans.
45. The proposed utility easement has been labeled.
46. Connection types for all fittings are shown on plans.
47. Note #2 has been corrected.
48. Agate valve has been added to the Tee at Note 17.
49. Comment noted on Water Plan Sheet 9, (C6.0).
50. The Coot Company will prepare a report regarding the water line trenching impacting the
wetland buffer.
51. Thrust blocks are shown at all fittings and in-line valves.
52. STEP pipe length is shown on the STEP profiles.
53. Agate valve has been added at the connection to the existing sewer main.
54. An Air Release Assembly has been added at the high point of the main.
55. An End of Line Clean Out has been added at the end of the main line.
56. The service connection detail has been added to Sheet 20 (C7.3).
57. The STEP Table has been updated.
58. Pump Control Panel locations are shown on the plans.
59. Hose Bib locations are shown on the plans.
60. All side sewers and clean outs are shown on the sewer plans.
61. The plan has been revised so side sewers enter at the ends of the tanks.
62. This error has been corrected.
63. Landscaping and irrigation plans have been added to the sheet.
