The City of Yelm has completed the fourth review of Today’s Dental. Your application included:
Review Letter # 3 Comment’s
Construction Plans
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our comments are summarized below:
Step Sewer:
It came to the Sewer Department’s attention that both the existing tank serving Today’s Dental and the tank serving parcel # 21724142200 next door were both installed with grant money.
Because of that, both tanks will need to be decommissioned when ready in accordance with sheet note #17 on sheet 11.01. No tanks are to be filled with pea gravel. Both tanks will need
to be returned to the water reclamation facility. Sheet Note # 17 on sheet # C11.01 indicates that the existing STEP Tank behind to existing house is to be demolished. This tank along
with all equipment within the tank (pump etc) belongs to the City of Yelm and must be removed and delivered to the Sewer Department. The contractor will bare all costs associated with
this including removal and disposal of septage from within the tank.
Landscape and Irrigation:
The landscape plan provided does not match the civil plan site layout. We can approve the landscape plan with a notation on the plan that the site plan is different however approved,
if the landscape concept shown on this plan is followed.
The Right-of-Way dedication and the Waiver of Protest must be completed and returned to the City prior to Civil Plan approval
The ADA stalls as shown do not meet ADA standards. The ADA stall to the left will need to be moved to the Right, with the hatched area between the two.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans. The project engineer should include
a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our review of the project.
