will be captured and conveyed to underground infiltration systems to be

Response: Substantial landscaping and building /ree-standing signage
will be located as a feature on the corner o/the property. The building will
also be located within 76' of the property line on Solberg St. Special

Response: A pedestrian sidewalk will be provided with the required
street /rontage improvements that will wrap the three sides of the property
and provide access fo the main entry sidewalk

Response: All pedestrian paths will comply with all applicable codes and
laws.

Response: Pedestrian walkways are located on all sides of the building
and also on three sides of the parking area. Sidewalks are located fo tie
into adjacent parcel sidewalks as those properties street frontages are
improved.

Response: The parking area is smaller than that specified in this
guideline, therefore this guideline does not apply.

Response: Sidewalks comply with required width /or these streets.

Response: This project does not include the development oI new

Response: A sidewalk connects the main entrance of the building to the
Street sidewalk which provides Connectivity to adjacent parcel businesses
and residences.

Response: This Site i5 on Intercity Transit Route 94 antl has an outgoing
stop one block to the north and an inbound stop a couple blocks south on
Yelm Avenue. Sidewalks connecting to adjacent parcels will provide
connectivity.
I I.D.(3) Encourage pedestrian paths from all transit stops through commercial yes yes
areas to residential areas within 1200'.
Response: Sidewalks connecting to adjacent parcels will provide
connectivity between t2n5it stops on Yelm Avenue and residential areas
to the north and east.

Response: A minimum o/two of the required elements will be provided,
including a covered entry area with peeler-pole columns and large window
glazing. Landscaping and ornamental lighting will also enhance the entry.
II.F.(1) Provide pedestrian oriented open space at key locations. es no
Response: Due to the small size o/the lot and the layout, a petlestnan
oriented space is not optimal. It is pre/ened to provide attractive
landscaping and lawn area that complement the development /or
pedestrians fo enjoy as they pass by on the sidewalk.

Reponse: Three access driveways are allowed by code along Solberg
St. However, only two driveways are provided into the parking lot and
they are set apart from each other and the intersection at least [he
minimum required tlistances.

Response: The builtling will atldress human scale through the use o/a
variety o/wall materials, colors and textures. Roo/forms will vary,
breaking up the massing with /eature elements. Appropriate scale means,
larger scale building elements will address the street while smaller scale
elements will address things such as entry, intimacy and variety. See
elevations /or variation o/roo//orms and material changes and building
elements.
IV.B.(t) Reduce scale of large buildings. es es
Response: The proposed building is 4530 s/and has a building footprint
that modulates to a degree that is appropriate for the building size, has a
modulating roo/line and has di//erenf elements o/building articulation that
more than /ul/ills this requirement.
IV.C.(1) Architecturally accentuate builtling corners at street intersections. es es
Response: Special Architectural attention will be given to the building
comer lacing Yelm and Solberg. The waiting area /orms a faller form with
larger glazing areas making this corner more transparent by day and glow
like a lantern at night. The roof /orm and building materials add to this
corner/eature. See elevation sketches.
IV.D.(1) Enhance buildings with appropriate details. es es
Response: The building will contain appropriate detailing through the
use o/a variety o/wall materials, colors and textures. Roo(/orms and
material contain changes, lending a variety oftexture and detail. See
elevations /or variation o/root forms and material changes and builtling
elements
IV.E.(1) Retain original facades. no n/a
IV.E.(2) Use compatible building materials. es es
Response: Colors antl materials will be compatible and in alodge-style.
Materials will include cedar or hanliplank beveled horizontal siding, hardi
panel siding, cultured stone cladding, composition shingle main roof with
meta/panel feature roofs. Glazing will be /fiberglass wintlows or aluminum
store/loot. Walkway paths will be concrete with stone and landscaping
features incorporated in it.

Reponse: There will be no wall surfaces over 400 s/that do not contain

The owner is open to rerouting of sidewalk as long as that does riot
decrease the area of their property or restrict the proposed building
footprint
