Mr. Goroch:
The City of Yelm has completed the second review of the proposed hate[ expansion. Your
application included:
• Original sets of red-lined plans
• Revised sets of plans
• Revised fnai landscape plans were not' included
We have reviewed the plans for compliance with the City of Yeim Development Guidelines, the
DOE Stormwater Manua[ and general standards of civil engineering practice. The following
comments need to be addressed before the plans may be approved for construction. Our
comments are summarized below:
Stets Sewer:
1. Sheet Note # 17 on sheet # C11.01 indicates that the existing STEP Tank behind
to existing house is to be demolished. This tank along with all equipment within
the tank {pump etc) belongs to the City of Yefm and must be removed and
delivered to the Sewer Department. The contractor will bare all casts associa#ed
with this including removal and disposal of septage from within the tank.
2. Sheet # G31.01 shows the existing STEP Tank That serves the existing Dental
Office being demolished. This tank is in use by the adjoining business as well
and provisions need to be made for disposal of sewage from this business if this
tank is removed.
3. Sheet # C14.01 shows separate service lines leaving the new 8000 gallon STEP
Tank. This should show only one 2" service line. Please see development
guidelines.
4. The existing STEP Tank at Today's dental is not H-20 Load bearing rated and
must be protected. No parking over this tank.
5. Pump Control Panels for these 2 tanks need to be either mounted on a building
or a remote post. If a remote post is used, the material must be "unistrut'

6. Hose bibs must be installed within 50' of the pump end of each tank.
7. Submittals must be received and approved by the City of Yelm Sewer
Department for this newtank.
$. The method of taping the existing Sewer main must be outlined.
9. Please show the Depth of Bury for this new tank.
Water:
10. The developer is responsible far the cost of the fire hydrant lacks and the City of Yelm
Water Department will order and install them. The project will not be final until the City of
Yelm has received the payment in full for the fire hydrant locks.
11. The irrigation service fine from Yelm Ave doesn't exist or domestic.
12. The wafter meter for the existing building is at the fence of Ichiban Teriyaki property line
and dentist property.
13. They should install an irrigation service line along wi#h the Domestic service line ar use
one of the two existing water meters for the irrigation system. This will require a backflow
assembly behind this meter.
14. The fire hydrant runs need to be ho# tapped, not cut in Tee's. See NOTE three of page C
24.01.
15. On both fire hydrant runs, they should use field lock gaskets and mega lug for thrust or
put an ecology block behind the fire hydrants.
1 S. The service line to the domes#ic meter should be a 1 112 inch, not '[ '/ inch service line.
17. All wa#er line crossing the sewer mains will be required #o have a 20 foot sleeve on #hem
or '[$ inches of separa#ion.
1$. Comment Response # 38 refers to a water note on sheet C03.01. 1 did not find this
sheet, please clarify or add the sheet to plans.
19. The existing and proposed 6" waterlines should be C-900 pipe not 8" Ductile Iran.
Landscape and lrriaation:
20. Revised final landscape plans were not included
Please review and revise the plans #o address the above referenced comments. When the
project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. Tha project
engineer should include a written response with the resubmittal, indicating how all the review
comments above have been addressed or responded to. This will significantly expedite our
