Thank you for your review of the Today's Dental civil drawings. We received your
review comments letter, dated October 14, 2008, and have revised the plans
accordingly. Enclosed are four revised sets of plans for your approval. The
review letter dated October 14, 2008 has been included as an attachment.
Below are detailed responses outlining how each of your review comments has
been addressed in the civil plan set.
Storm:
1. The stormwater management system has been designed based on
the 9992 Department of Ecology stormwater Manual. This was the
direction given in the Staff Report that was issued on July 12, 2006
by the City of Yelm Community Development Department. Refer to
the attachments far a copy of the Staff Report.
As required by the 9992 Department of Ecology stormwater Manual,
the StormTech Chambers need to be a registered Underground
Injection Control (UIC} well. The registration form was completed and
submitted to the Department of Ecology on October 27, 2008. Refer
to the attachments for a copy of the registration form.
STEP Sewer:
2, The proposed Xerxes® STEP tank is H-20 load bearing rated, and is
therefore acceptable to place under the drive surface within the
parking lot. This was discussed and agreed upon during previous
conversations between BCRA and the City of Yelm. Refer to the
attachments for a copy of the email correspondence pertaining to this
issue.
3. ]t is understood that shop drawings specific to the proposed STEP
tank are required to be submitted to the City of Yelm prior to ordering

and installation. This will be done to ensure that the City's design
standards are met and to provide value engineering to the developer.
However, since a contractor has not yet been chosen for the project,
it was agreed that shop drawings will not need to be submitted during
the plan approval process in order to obtain a site permit. This was
discussed and agreed upon during previous conversations between
BCRA and the City of Yelm. Refer to the attachments for a copy of
the email correspondence pertaining to this issue.
4. The existing STEP tank will remain in place until the proposed STEP
tank is installed and fully functional. Once the installation of the
proposed STEP tank and sewer fines are complete, the existing
STEP tank will be decommissioned in accordance with the Thurston
County Health Department requirements. It will also be filled with pea
gravel. Multiple sheet notes on sheet C11.01 have been revised to
better clarify the phasing of the two STEP tanks. The existing STEP
tank serving parcel No. 21724142200 serves only that parcel. It will
be decammissioned as described in sheet note #17 on sheet C11.01.
5. A sheet note has been added to sheet C11.01 that describes the
necessary protection measures for the existing STEP tank.
6. The proposed side sewer pipe labels have been changed to indicate
that they are to be SDR35. This can be seen on sheet C14.01.
7. Please refer to comment #3 on the previous page.
8. The inlet to the proposed STEP tank will be at an elevation of 345.10
feet. The highest rim will temporarily be at an elevation of 349.79 feet
(during Phase 1 only). It will be graded to a lower elevation during
Phase 3. The difference between these two elevations, or the depth
of bury, is 4.69 feet. This is less than the maximum cover allowed,
five feet. Information pertaining to this issue can be found on sheet
C14.01 and in detail D of sheet C04.12.
9. An additional sewer line has been added to sheet C14.01 that is
intended to connect to the existing side sewer that serves the
adjacent property. See sheet note #11.
10, Sheet note #6 on sheet C31.01 has been modified to direct the
contractor to protect the existing 2" pressurized sewer line and
cleanout.
11. The check valve assembly and corresponding sheet note have been
removed from sheet C14.01.
12. Sheet note #6 on sheet C14.01 has been revised such that it no
longer describes the service line as running uphill to the sewer main.
13. It was discussed and agreed upon between the City of Yelm and
BCRA, that the proposed location and means of mounting the pump
control panel are both acceptable. Refer to the attachments for a
copy of the email correspondence pertaining to this issue.
Landscape and Irrigation:
14. The civil site plan contains 22 parking spaces. Please note that a
single parallel parking stall located near the one-way exit is included
in this count. Refer to sheet 000.01.
15. Sheet A1.02 has been included in the set. This architectural sheet
shows the plans for corner enhancements.
16. Sheet A1.02 has been included in the set. This architectural sheet
shows the plans for the refuse enclosure. Refer to the attachments
for a copy of the dumpster pad location approval letter.
17. Sheet note #5 on sheet C22.01 has been revised to indicate that the
fence is to be a 6 foot-tali, 'wood' fence. A callout has also been
added to sheet L1 for the 6 foot-tall, `wood' fence.
18. The owner will complete a Waiver of Protest and a Right-of-Way
Dedication Deed for frontage improvement deferral. These will be
completed prior to permit issuance.
