Response to Review No. 2 Comments
Dear Mr. Harrington:
Thank you for your review of the Today's Dental civil drawings. We received
your review comments letter, dated June 25, 2008, and have revised the plans
accordingly. Enclosed are four revised sets of plans for your approval,
Below are detailed responses outlining how each of your review comments has
been addressed in the civil plan se#.
STEP Sewer:
1. Sheet note 17 on sheet C 11.01 has been revised to provide more
information regarding the demolition of the existing STEP tank. It
reflects all information listed in comment #1 of the latest City of Yelm
review letter.
2. Sheet note 5 on sheet C11.01 has been revised to indicate that the
existing STEP tank and sanitary pipes are to be temporarily
protected. They will be decommissioned once the new STEP tank
and sewer lines have been installed.
3. The STEP tank layout has been revised to show a single, 2" effluent
line. This can be seen on sheet 04.01.
4. The existing STEP tank on the Today's Dental site will be
decommissioned. The proposed STEP tank has been resized such
that it will accept discharge from the proposed building as well as the
existing property to the northwest. A sewer line will connect the
existing grease interceptor with the proposed STEP tank. These
changes can be seen on sheet C14.01.
5. The pump control panels for the two STEP tanks are to be located on
separate remote posts, as shown on sheets C11.01 and C~;'1~.;Q1~~.; ~,' ~ ~:1

Sheet notes on these sheets have been revised to indicate that the
posts are to be manufactured by Unistrut®.
6. An additional hose bib has been added to the exterior of the
proposed building that is within 50 feet of the pump end of the
existing tank. This can be seen on sheet C24.01,
7. As mentioned in our response letter dated June 5, 2008, Utility note 9
has been added to sheet C14.01 directing the contractor to provide
submittals for the proposed STEP tank to the City of Yelm Sewer
Department for review and approval prior to installation.
8. The method for tapping the existing sewer main has been indicated
in sheet note 6 of sheet 04.01. It states that the contractor shall
provide a 2" hat tap saddle connection to the existing sewer main.
This method was approved by Jon Yanasak based on email
correspondence between the City of Yelm and BCRA dated July 7,
2008.
9. The maximum allowable depth fior the effluent pipe invert of the
proposed STEP tank has been added to detail B on sheet C04.13.
Water:
10. As mentioned in our response letter dated June 5, 2008, the
developer will pay $300 for each required fire hydrant lock (to be
installed by the City of Yelm Water Department) at the time of permit
issuance.
11. Existing domestic water and irrigation service lines that previously
extended from Yelm Avenue have been removed from the drawings.
This change has been reflected on multiple sheets.
12. The water meter far the existing building is shown adjacent to the
existing fence along the northwest property boundary. This can be
seen on multiple sheets.
13. An irrigation service line will be installed by connecting to the existing
meter that is located on the northwest property line. This can be
seen on sheet C24.01.
14. Sheet note three on sheet C24,01 has been revised to indicate that
the connection to the existing water main should be a hot tap
connection.
15. A note has been added to sheet C24.01 that instructs the contractor
to use either field lock gaskets and mega lug joints, or an ecology
block on the proposed fire lines.
16. Sheet C24.01 has been revised to indicate that the service line to the
domestic meter should be 1'/z" instead of 1 ~/4".
17. Utility note 9 on sheet C24.01 has been revised to indicate that the
water and sewer crossings are required to have 18" of vertical
separation. It also states that if this is not possible, the sewer mains
are required to have a 20' sleeve on them.
18. Comment #38 in our previous response letter incorrectly referred to
sheets C01.01 and C03.01 far notes regarding the decommissioning
of the existing water lines. Instead, it should have referred to sheets
C11.01 and C31.01.
19. The proposed 6" water lines will remain ductile iron class 52 pipe.
This pipe material was approved by Steve Harrington based on email
correspondence between the City of Yelm and BCRA dated July 8,
2008.
Landsca a and Irri ation:
20. Final landscape plans have been included in this set of plans for the
City of Yelm to review.
