Response to Comments dated April 30, 2007
The following modifications have been made to the Site Plan drawing and submitted for your review:
• Street frontage requrements have been included on the site plan along all three (3) street
frontages. A letter requesting deferment of those improvements was mailed to the City on
May 15, 2007.
'',, The building footprint has been shifted to comply with all yard setback requirements as
clarified in our meeting:
o Front Yard (Yelm Ave) - 15 feet
o Rear Yard (Jefferson) - 20 feet
o Side Yard - 10 feet
o Side Yard, Flanking Street (Solberg) - 10 feet
• Per our meeting discussion, the stormwater system will be redesigned to comply with
`s ''.. requirements during the civil construction document stage for detailed review at Civil Plan
Review.

• The refuse location has been relocated to within the parking area adjacent to the existing tree.
The Landscape Plan will be revised to show appropriate screening around the enclosure. The
Landscape Plan will also be revised to detail the required 15' landscape buffer between the
building and the adjacent residential use. This will include the addition of a fence along the
property line, most likely to be a 6' solid wood fence.
• The current plan for the Dental Office is to build cut only 8 operatories at the time of opening.
There is room built into the plan for additional operatories as their business expands, however
this will be dependent on the addition of another dentist as we!I as the development of the
adjacent parcel to the northwest to handle additional parking requirements. At a maximum
- they will only have 10 staff on to handle the 8 operatories at maximum use. During most
- business hours that number would likely be less. The number stated in the SEPA checklist
... was the total number of staff that they anticipated [hey would have altogether.
