Re: Today's Dental Site Plan Review (SPR-07-0135-YL)
Deferment of Street Frontage Improvements
Dear Nisha,
We are formally requesting a deferment of the street frontage improvements required for this project
along all three street frontages: Yelm Avenue, Solberg Street and Jefferson Avenue. Today's Dental
would be willing to consider participating in a Local Improvement District (LID) to ensure that this
~- work will be done in the future al such time that it is appropriate.
The request for deferment on Yelm Avenue is based on the knowledge that there are already plans
a in place for improvements to an extensive portion of Yelm Avenue, including the section that the
property is located on, and this is usually allowed to be done concurrently with those long-range
0
plans.
u
The request for deferment for both Solberg and Jefferson is based on the reason that no immediate
development is planned for any of the surrounding area to the north, east and southeast and that the
existing street system for these two roads is adequate at this time. Also, the two (2) on-street
s parking spaces that will be provided with the street improvements will not be of benefit to the
proposed use of this project, since this project has provided adequate on-site parking, and there are
no adjacent uses that need additional street parking.
Please have the city staff review this request and let us know whether this would be acceptable to
w You.
Thanks, /y
