The following are my comments for review # 1 of the SPR-07-0156-YL Ft. Stevens Elementary School Remodel:
Standard Items:
Staff or Hearing Examiner Conditions of Approval must be included on the Cover Sheet.
Title Block must be included on all sheets and should include: Design By, Drawn By, Date and Checked By.
Please include sheet numbers and total sheets on all sheets of plan set.
Please include Revision Block on sheets.
I did not see Survey Monumentation on the plan sets, I could only find survey reference points. Stating to expose connection points and verify fittings.
Field verify note on drawing
Profile Plan sheet:
Please include on plans, a Profile Drawing in which should include: Profile grades, Scale for both Horizontal and Vertical, Stationing, vertical elevation increments and
existing utilities.
Step Sewer System:
Please take note that some of the sanitary sewer gravity flow lines, appear to be at the minimum allow percentage of slope. There will be no allowance for any less slope on
the gravity sewer lines per slope requirements.
Please include on the sewer plans location of all connections, valves and bends.
Please include on the sanitary sewer plans and details, the type (Manufacturer) of sanitary sewer
Step tank.
Water:
Please note any crossings of other utilities on the plan sheets.
Please note on the plans that there must be 10 feet of horizontal and 1 and a ½ feet of vertical clearance between sanitary sewer.
Are there any new fire hydrants required for this new building expansion?
Please include and show on the water plans, all location and callouts for all crosses, tees, bends, connections, adapters, couplers, valves and length and size of pipe.
Are there any new water or irrigation meters for this project? If there are, please include them and locations on the water plans.
Crosses require 3 gate valves and tees require 2 gate valves.
Please include and show on plans thrust blocking where required.
Storm Drainage:
Show finish grades on plan sheets.
Show profile drawing which should include all stationing and number of catch basins and manholes, rim elevations, inverts (In and Out), length and size of pipe.
Jim: Note: Could you take a look at the Maintenance Agreement for the storm water facility where it states the Jurisdiction Shall (1,2 and 3) of this agreement.
