Stevens Elementary School Remodel and Play Shed City of Yelm Project No. SPR-07-0156-YL Review #2 of Civil Construction Documents Dear Trent: The City of Yelm has completed the second review of the proposed Ft. Stevens Elementary School Remodel and Play Shed. Your application included: Construction Documents Hydrant Flow Test Sheets Step Tank Submittals Landscape Plans We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following comments are from Community Development (Engineering), Water, Sewer and Public Works Departments only. The following comments need to be addressed before the plans may be approved for construction. Our comments are summarized below: Sewer Comments: The STEP Tank bury depth should not exceed 60” as measured from the finish grade above the tank to the invert of inlet pipe to tank. The side sewer manholes need to be constructed in such a way as to allow no infiltration from stormwater and bolt down locking lids will be required. Following construction of the manholes vacuum testing will be required. A hose bib is required to be no more than 50’ from the pump end tank. Please show on the construction plans. The tank submittals that were supplied did not meet the requirements of the Development Guidelines. It appears that the submittals were for a not step tank application. Please resubmit the tank information for review. The existing grease trap is required to be leak tested prior to connection to the City’s sewer system. When conflicts exist between utilities sleeving is required. Concrete is not allowed as an encasement. The step line from the STEP tank to the STEP main located in 100th Street is service line not a force main. Please change the callout. Landscape and Irrigation Comments: Right of Way dedication deed is required for the deferral of frontage improvements and needs to be recorded prior to civil plan approval Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to.
