Review #3 of Civil Construction Documents
Dear Trent:
The City of Yelm has completed the third review of the proposed Ft. Stevens Elementary School Remodel and Play Shed. Your application included:
Revised Construction Plans
STEP Tank Submittals
STEP Tank Sizing Calculations
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments are from Community Development (Engineering), Water, Sewer and Public Works Departments only. The following comments need to be addressed before the plans may be approved for
construction. Our comments are summarized below:
Sewer Comments:
The Sewer Service Line on the plans still show the service line as being called a “FM” (Force Main). If this has been corrected, it is not on the plans that were submitted.
.STEP Tank depth of bury not to exceed 60” from top of upper most riser lid to invert of inlet pipe to tank. (Plan Shows 96+ inch bury).
Need full set of submittals on this proposed tank.
Service line to be sleeved instead of encased in concrete. No concrete.
Purpose of existing manhole N.W. of New Manhole #3 is unclear. Can it be abandoned? Otherwise, integrity will need to be tested.
Would like to see hose bib closer to pump end of tank.
Water:
Install Reduced Pressure Backflow Assembly behind domestic water meter.
Maintain separation of water and sewer as shown on print.
Landscape and Irrigation Comments:
Landscape plans were approved in Review 2. Please submit a set of the final landscape plans.
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
