I went thru all the review comments and conditions of approval for the
project and anything else that might be outstanding for this
application. I have added a section in the letter about “conditions of
approval”. Would you take a look at this and let me know if there is
anything else out there that you are aware of? I will be sending this
out tomorrow.

RE: Ft. Stevens Elementary School Remodel and Play Shed – City of Yelm Project No. SPR-07-0156-YL – Review #2 of Civil Construction Documents
Dear Trent:
The City of Yelm has completed the second review of the proposed Ft. Stevens Elementary School Remodel and Play Shed. Your application included:
Construction Documents
Hydrant Flow Test Sheets
Step Tank Submittals
Landscape Plans
We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. The following
comments are from Community Development (Engineering), Water, Sewer and Public Works Departments only. The following comments need to be addressed before the plans may be approved for
construction. Our comments are summarized below:
Water Comments:
Maintain separation between water and sewer as noted on print.
Sewer Comments:
STEP Tank depth of bury not to exceed 60” from top of upper most riser lid to invert of inlet pipe to tank.
Manholes need to be constructed in such a way as to allow NO infiltration. Prefer to have no man holes or piping through the manholes with clean-outs available within the manholes.
Vacuum Test Manholes to ensure water tightness.
Waterproof, Bolt down lids on Manholes
Hose bib req. w/in 50’ of pump end tank, this is used for servicing the pumps and pump screens, etc. Please.
Supply calculations supporting this proposed tank size.
Need full set of submittals on this proposed tank.
Side sewers to be leak tested.
Existing Grease Trap to be leak tested.
Service line to be sleeved instead of encased in concrete.
Line from pumps in Tank to main on 100th Street is Service Line not force main.
Landscape and Irrigation Comments:
Right of Way dedication deed is required for the deferral of frontage improvements and needs to be recorded prior to civil plan approval
Please review and revise the plans to address the above referenced comments. When the project is resubmitted you will need to submit 4 sets of plans, 2 stormwater reports. The project
engineer should include a written response with the resubmittal, indicating how all the review comments above have been addressed or responded to. This will significantly expedite our
