Dear Mr. Harrington
The following are the items that the City of Yelm identified as needing corrections to the plans. Below each of the
wmments is the corrective action or explanation to the comment in bold type.
Water Comments:
1. Need to have sleeves or separation between all existing potable water lines and mains from the sewer mains
and lines.
All water /sewer crossings are shown being encased. All other locations have ten feet or more
horizontal separation.
2. Please note any crossings of other utilities on the plan sheets.
Utility crossing water lines have been noted on the plans.
3. Please note on the plans that there must be 10 feet of horizontal and 1 and ~h feet of vertical clearance
between sanitary sewer,
This note has been added to the plans.
4. Are there any new hydrants required for this new building expansion?
No.
S. Please include and shown on the water plans, all location and callouts for all crosses, tees, bends, connections,
adapters, couplers, valves and length and size of pipe.
These notes are included on the plans.
6. Is there any new water or irrigation meters for this project? If there are, please include them and locations on the
water plans.
There will not be any new water or irrigation meters replaced or adtled as part of this project.

7. Crosses require 3 gate valves and tees require 2 gate valves.
The 2" watermain shown on the plan is mislabeled. It is now rolled out as a 2" service line. There are
2 shutoff valves shown at the tee location.
8. Please include and show on plans thrust blocking where required.
There are not any lines that require thrust blocking.
Sewer Comments:
9. Please take note that some of the sanitary sewer gravity flow lines appear to be at minimum allow percentage of
slope. There will be no allowance for any less of a slope on the gravity sewer lines per slope requirements.

S0. Please include on the sewer plans locations of all connections, valves and bends.
The IocaHOns and connections have Keen noted on the plans.
il. Please include on the sanitary sewer plans and details, the type (Manufacturer) of sanitary sewer step tank.
The STEP tank Manufacturer was noted on the detail sheet, It has now been added to the plan sheet
also.
12. Step tank depth of bury not to exceed 60" from the top of the upper most riser lid to invert of inlet pipe to tank.
On March 17'" 2008 Tim Gibson, in a conversation with Erling Birkland (Yelm Community Schools)
agreed to allow an additiona118" of bury.
13. Is this a duplex system?
Yes.
14. Manholes need to be constructed in such a way as to allow NO infiltration. Prefer to have no man holes or piping
through the manholes with clean-outr available within the manholes.
Not sure that I fully understand this question but the man holes shall be constructed in accordance
with the WSDOT specifications.
15. No clean out need at end of service line.
Clean out has been removed from plan and detail removed from detail sheet.
16. Hose bib required within 60' of tank.
Hose bib has been addetl to the plans.
17. Supply calculations supporting this proposed tank size.
Tank sizing calculations have been attached with this revised submittal.
18. Need full set of submittals on this proposed tank.
Tank submittals have Veen attached with this revised submittal.
Grading and Stormwater Comments:
19. Show fnish grades on plan sheets.
Finish grades are shown.
20. Show profile drawing which should include all stationing and number of catch basins and manholes, rim
elevations, inverts (In and Out), length and size of pipe.
Profiles have been added to the plan set with appropriate call outs.
Street Comments:
21. Please include a plan view that shows spot elevations on curb returns.
There are not any curb returns as part of this project.
Landscape and Irrigation Comments:
22. Final landscape plans have not been included in the civil plans. Please request 2 sets of final landscape and
Irrigation plans.
Landscaping plans are included as a separate attachment with this submittal.
23. Final landscape plans were not submitted. The civil plans shall include 2 sets of landscaping plans in
accordance with Chapter 17.80 YMC, including provisions for irrigation and for maintenance of landscaping.

Construction Plans:
24. Please include on plans, a Profile Drawing in which should include: Profle grades, Scale for both Horizontal and
Vertical, Stationing, vertical elevation increments and existing utilities.
Profiles have been added to the plan set with appropriate call outs.
Miscellaneous Items:
25. Staff or Hearing Examiner Conditions of Approval must be included on the Cover Sheet.
Staff Conditions are shown on the cover sheet.
26. Title Block must be included on all sheetr and should include: Design By, Drawn By, Date and Checked By.
These items have been incorporated into the Title Block.
27. Please include sheet numbers and total sheets on all sheetr of plan set.
This plan set is to be part of a total package that will be incorporated into a single plan set which
includes Architectural, Mechanical, Electrical and landscape plans. This method of labeling the sheet
numbers has been the standard for these types of projects. It has been our experience that the
sheet numbering format that is proposed to be a acceptable with similar past projects and that the
City did not have an issue with the sheet numbering with those projects. We are respectfully
requesting that the City grant an exception with these types of projects and that the sheet
numbering remain as shown.
28. Please include Revision Block on sheetr.
A revision block has been added to the plan sheets.
29. I did not see Survey Monumentation on the plan sets; I could only fnd reference pointr. Stating to expose
connection points and verity fttings.
Survey monumentation text size has been increased on sheet C0.0. Plan wll outs are referenced
along baselines which have been shown on the drawings. The existing subsurtace conditions, in
some cases, need to be verified in the field due to inadequate asbuilt information. If there are
specific notes on the drawings that are being referred to, please identify those specific notes and
page number.
30. Field verify note on drawing.
