Your application included:  Civil Plans (22 pages dated May 28, 2020 stamped by Daniel Paul Smith, PE dated 2/05/2020)  Landscape and Irrigation Plans (4 pages dated June 8, 2020 stamped by Christopher Paul Bennis, dated 6/08/2020)  Drainage Report (dated March, 2020, revised 6/12/20)  Construction Stormwater Pollution Prevention Plan (dated June 12, 2020) We have reviewed the plans for compliance with the City of Yelm Development Guidelines, the DOE Stormwater Manual and general standards of civil engineering practice. This letter and the signed construction drawings serve as your approval for construction. The following items need to be addressed during the construction process. 1. You must schedule a preconstruction meeting with the City and its inspectors before your construction begins. Prior to preconstruction meeting, provide the City with an updated Construction SWPPP with the CESCL and on-site contact information. 2. Temporary Erosion Control Measures may not be limited to what is shown on the plans. If adverse weather is incurred during construction additional erosion measure may be required. 3. A request from the engineer of record must be presented for any changes requested to the plans. 4. The engineering review invoice must be paid in full before the preconstruction meeting. During the Civil Plan Review process discussions were had about the possibility that C&E Development may be purchasing Parcel # 21724420501 that is south of this project site. During these conversations it was made known that if this were to happen that the turn-around provisions at the end of Road “A” would need to be changed to a hammerhead or 96’ temporary cul-de-sac and the full frontage and site improvements associated with the Aisle “B” entrance would also need to be completed. A condition has been added to this permit (2020.0106.CI0005) that documents this agreement. August 5, 2020 Page 2 of 2 At the time of project closeout the improvements will require final inspection / acceptance before a final Certificate of Occupancy can be issued by the Building Official. This final inspection is requested by submitting a Project Closeout On-Line Form that can be accessed on yelmwa.gov or directly through this link; https://lf.yelmwa.gov/Forms/CloseOut. The following documents will be uploaded as required through this form; 1. As-Build Plans 2. Engineer Construction Report – Stormwater Facilities 3. Applicable O/M Manuals 4. Construction Inspection & Testing Logs 5.
