One clarification I wanted to ask about was the placement of the perimeter fence. One the civils I show it on the property line with the landscaping inside the fence. The preliminary plans had the landscaping on the outside with the wood fence shown 8' off the property line. We would like to have the fence on the property line and be able to secure the landscaping within the property boundaries. Would you confirm this is acceptable to the City? Landscape to be outside of the wood fence to provide visual screening between adjacent properties. It is their choice to construct the solid wood fence. Landscaping on the inside of the fence does not meet the intent of perimeter landscape. 5. Irrigation is intended to be a design build installation. I will add the irrigation meter and DDCV on the irrigation plans so the City knows the location and size of the service. This is acceptable. 6. The last item is a possible deferment on the frontage improvements. The owners wanted me to see if the City would consider a frontage improvement deferment on the project. At this time, installing the sidewalk would shift the pedestrians south to a mid block unstripped crossing point of West Road. If the sidewalk was left as is today the pedestrians would continue to cross West Road at the ADA ramps located at 4th St. Thanks for your consideration on the deferment. th The ADA crossing is at 4. Ending a sidewalk at the property line is standard… as seen all over town. The SPR approval stated they intended to construct the sidewalk/planter strip, and deferral was not requested. If the sidewalk and planter strip do not require additional right of way, then the right of way dedication on the plan shouldn’t be shown. Your consultant will need to show the actual right of way width existing and if dedication is required. When the right of way is determined, your 8 foot perimeter landscape strip will begin. The ADA parking stall has a 16 foot width (stall and required striping). This ADA standard must be kept. This is something that you should discuss with Skillings Connely. I am not sure what you are intending for access, but we cannot have area where vehicles will be driving or stored that is not paved due to stormwater standards. If you propose something different you will need to show your intentions as well as how you intend to keep the area inaccessible. We will have Skillings/Connolly remove the proposed addition at the end of the building (we had already decided we weren't going to be doing that), and remove the new walkway next to the ADA parking so that it can be moved next to the old walkway.
