Site Plan Application Submittal
Dear Tami Merriman:
We are writing to request review of our site plan application to construct a self-storage facility at
the above-mentioned address.
Please note that the subject property has existing land use approvals associated with the Creek
Road Mixed Use Development (City File No. 20070404). While our proposal includes a
somewhat larger building than was originally contemplated under the original proposal, the
environmental and physical impacts of our proposal remain virtually the same as contemplated
under the original SEPA document, and in some cases are less than originally contemplated (see
SEPA comparison table submitted herewith).
Since no new environmental impacts are proposed beyond the original Creek Road Mixed Use
project, we ask the City to consider reissuing an amended SEPA determination for our current
development proposal as opposed to a wholly new SEPA review.
In addition, we ask the site plan review committee to categorize our application as
Administrative (pursuant to YMC 18.10.050(B)) and subject to Administrative site plan review
(YMC 18.13.020), since our proposal is supported by the underlying zoning and consistent with
the City’s comprehensive plan policies.
Provided our site plan application is approved, we will submit an amendment to the existing
Creek Road binding site plan that takes into account the new site plan improvements. Pursuant to
RCW 58.17.035 concerning Binding Site Plans, we anticipate the review of this amended site
plan will be conducted administratively; per the RCW, once a binding site plan is approved, “the
approval for improvements and finalization of specific individual commercial or industrial lots
shall be done by administrative approval.”

• SEPA checklist and SEPA comparison table, which compares the environmental impacts
of the original Creek Road Mixed Use Development to our current proposal
• Project description
• Adjacent property owner list and mailing labels
• Preliminary site plan, including floorplans and elevations for the proposed building
• Photos of our Puyallup store, which has a similar design
• Preliminary utility and grading plan
• Preliminary stormwater calculations
• Water usage and STEP tank sizing calculations.
