I apologize, I did not give you very good information. The lot layout that you provided is basically o.k, some of the lots do not appear to meet our standards, and some may not be buildable. However, the main point of this is to show that the lot layout that your client wants will not preclude future development. What needs to be done is to create your large lot subdivision to not preclude the full development. With the lot layout that is being proposed (Briedenthal's 4 lots), they cannot redevelop in the pattern you have shown. This subdivision would preclude future development. There are two ways that you can accomplish this. You can either create the lot lines for this large lot development based on your drawing for full build out, or you can create 4 lots and show that they each can be redeveloped to urban densities. The 4 lots proposed preclude lots 2&3 from urban development, you would need to create an easement for future right of way to construct a public street to serve the lots in the rear. Why don't you give me a call when you have a few minutes. I will attempt to explain to you what we need. I hope I’m on the right track so please give me a call when you have a chance. I tried to get 80 lots on this site but the best I could design was 77 due to the electrical transmission lines. The smallest lot size is 65 X 100 or 6,500 square feet and I could probably go smaller but I don’t think that is going to gain us any more lots. The temporary structure and the sheds that you see on the plan will all probably be removed.
