Site plan review is a process for reviewing the design of certain types of development.
Site plan approval is required for mobile home parks, duplexes, multi-family dwellings,
commercial and industrial uses, planned development districts and for all land uses
within the central business district.

Does the design minimize conflicts with neighboring land uses? Explain._
Yes. The site is cunently developed as an indusrial manufacturing site. The existing structures will be
retained and will not be expanded. The parking and driving areas will be expanded to accommodate
buses, but landscaping will be installed per City of Yelm standards to minimize aesthetic impacts.
ls the site within 300 feet of any "critical areas" such as wetlands or streams?
Yelm Creek and its associated 200-foot sho¡cline buffer, is on the eastern porion ofthe subjcct property.
However, all activities \ryill occur outside ofthe 200-foot buffer. The site also contains trvo Category III
wetlands and thcir associatcd buffers, as well as the 1oo-year floodplain associated with Yelm Creck.
What provisions will be made for storm water and/or flood control?_
As cunently proposed, 100% of the stormwater will infiltrate in the pond or infihration gallery.
What provisions will be made for water supply and sewage disposal?_
The site is currently connected to the City ofYelm public water supply and the existing sanitary
sewer system, which will both continue to serve the site afler the site is occupied by the
Transportation Center.
What provisions w¡ll be made for electrical power, natural gas, telephone
and other utilities?
The site is already served by electricity, telephone and refuse service.
6.What provisions will be made for streets, access, and/or buses?.
The existing access to Stevens Street will remain as part ofthis proposal. No additional accesses
are included in this request.
What provisions, ¡f any, will be made for open space and/or recreation?_
The portion ofthe site that is within the 200-foot shoreline buffer will remain in its natural
vegetative state and will aesthetically enhance the site.
8. What provisions will be made for schools and school children?
The proposed use of this property is for a transportation center for school buses, which will result in
buses that are frequently maintained and safe for students to use daily to get to and from school.
