Questions for the Presubmission LongmireQuestions for the Pre-submission meeting w/City of Yelm 5-5-10 Are there any outstanding debts &/or fines attached with this parcel if I am to proceed further? What if any Late Comers agreements are there? If I anticipate on building possibly 12-13 units, are there any issues with density requirement minimums? Would the city be more apt to see [3] 4plexs or [2] 6 plexs? And what does the city of Yelm official stance on Longmire St. Parking vs. interior plat parking? Must I re-submit everything that was previously submitted by KPFF civil engineers? And if so, can I keep what was once started of course with minor modifications that I am making to overall site plan? Were there any special Land use Entitlements or Variances or Conditional Use Permits that need to be obtained. And if so did GMS get these? The sidewalk along Longmire would not connect with any other sidewalks and I would like to see that eliminated from the original proposal. The first 6 front town homes have a rear sidewalk leading to Longmire St. proposed sidewalk. Is there a chance that can be eliminated as well so patrons can actually have a semi-private rear yard? The rear of townhomes on east property line has a 35’ setback. Can we change it to 25’ – 30’ so as to increase the parking lot access? What is the suppose to happen w/ the small SW corner of property at Longmire & Berry Valley directly behind the Landscape shed for golf course? Where is the trash enclosure located? How really does this system work? And who is responsible for Step Tank Power, both supplying it and then later paying for it? Is there any site lighting required? Due to the Economic conditions currently being faced by us all, will the city of Yelm make any accommodations or concessions to there development plans so as to aid the aspiring developer? Can I get a breakout of all the City Fees i.e.. permits, hook-up fees? Could this be built into 2 phases? Yet still have the water rights available at a later time and date?
