Gary,
After further discussion with the owner we have come up with the
attached preliminary site plan. We just cut and pasted in some parking
layouts from another project so we realize the parking would have to be
refined but for the sake of feasibility have shown the attached plan
with both a 12,000 sf and 14,000 sf new building option. After
discussing with some builders we are now proposing to not alter the old
building but just continue to use it until the new building is available
then once everything has been moved into the new building demolish the
old structures and build the remaining parking spaces. Attached also is
a pre-submission application form. Can we meet this coming Wednesday
25th or do we need to wait until the following Wednesday June 1rst?

Chris,
You may need to talk to us about land use first. An expansion of use by
attaching a new structure to an older structure is an expansion of use
and will send you into site plan review in most cases. As far as
building you can either approach it thru Chapter 34 of the IBC or the
Existing Building Code. Either way I will need more information then
you are supplying. I am attaching a pre submission request form which
when completed will give me enough information to give you a more
specific answer.

Gary,
I left you a message inquiring about my building code question and in
stead of playing phone tag thought that we might be able to cover it by
email.
I am working on the feasibility of modifying one of the existing old
retail buildings located in down town Yelm. It is a masonry building
built to building code regulations in effect at the time of its original
construction. We are looking at the possibility of removing one of the
masonry block walls to open up the retail portion of the store into an
adjacent new building that would be constructed. My question is this, if
we modify the old building structure in this way, would the remaining
unaltered portion of the old building have to be upgraded to meet
current IBC/Yelm building codes?
