Yelm Coop Site PlanYelm Community Food Retail Store Program Relocation Proposal
The Yelm Cooperative [YC] is an educationally focused tax-exempt Community Service Organization focused on
serving the community with multiple and distinct programs.
Currently, the Yelm Cooperative Food Retail Store Program [YCFRSP] serves both membership and the greater
Yelm Community by providing access to local, small-scale, and organically produced foods not available through
other retail outlets, at their current retail location, 404 1st St. S. #A.
The Yelm Community Board of Directors [YCBD] requests the City of Yelm to approve relocation of the Yelm
Cooperative Food Retail Store Program to the old Gordon's Grocery Store building located on the Gordon's
Garden Center [GGC] property complex located at 308 East Yelm Ave.
Yelm Community Board of Directors and Kellie Peterson [KP], owner of Gordon's Garden Center have worked
out a complementary and mutually beneficial business -to -business agreement detailed below.
(1) YCBD and KP have agreed to share business access and parking.
(2) YCBD and KP have agreed to simultaneous open -for -business hours.
(3) YCBD and KP have agreed to jointly comply with all safety and ADA requirements. (Please see both YC and
GGC site plans detailing shared parking, emergency exits, and ADA compliant entry and exits.)
Please note the following:
(A) YC will comply with all City requirements so as to assume full possession of the old Gordon's Grocery Store
building April 1, 2012.
(B) YC will arrange all merchandise displays compliant with ADA regulation.
(C) YC will construct all check-outs to be ADA compliant.
(D) Gross YC Retail floor space will be 3430 sq. ft.
(E) Entrance to YC Retail and existing restroom is ADA compliant.
(F) YC will install a small utility grease trap under the existing food processing sink and upgrade sink to
Thurston Health Department requisite stainless triple sink.
(G) YC will change over all building utilities so as to be assigned to the YC business name, including water and
sewage.
(H) No new structural walls are required.
