Development Department can only attempt to inform the applicant of general requirements as they appear in the form presented by the applicant at the time of pre-submission.

The Office of the Hearings Examiner City of Yelm Issued a Report and Decision on December 21, 2006, approving a 15 unit binding site plan on approx. one acre at 304 Longmire St.
Some of The Hearings Examiners conclusions are:
A sewer late comers fee of $ 3793.81 associated with this parcel shall be paid at connection time
A water late comers fee of $ 5893.00 associate with this parcel shall be paid at connection time
The proponent shall mitigate Traffic Impact Fees and Fire Impact Fees at permit issuance
Frontage Improvements shall be completed to city standards of a neighborhood collector
Civil Plans submitted with this project expired on August 3, 2008. Plans shall
Be resubmitted and reviewed under current Development Guidelines
Building
Building Plan review, permitting and inspections will be based on Title 15 Yelm Municipal Code, adopting the International Codes, Uniform Plumbing Code and Washington State Energy Code.
By resolution, the City of Yelm re-adopted the 1997 UBC, UMC and UPC Fee schedules. Additions, alterations, repairs and change of occupancy will be based on Chapter 34 of the International
Building Code or the International Existing Building Code.
Townhouses 3 stories or less will be reviewed for life/ safety, seismic design, accessibility and energy code requirements based on the 2009 International Residential Code. Plans submitted
by GMA for the townhomes have expired and shall be resubmitted under the 2009 IRC. Each townhouse is treated as a separate building. Separation may be achieved by a one hour rated
sprinklered separation or 2 hour rated non sprinklered separation.
Concurrently with Site Plan Review two sets of building and accessory building elevations must be submitted for review of the building for consistency with the Design Guidelines.
Allow at least 3 to 4 weeks for Building Plan Review and 2 weeks for design guideline review.
