Property Background and Zoning
The Christensen’s Furniture project was approved in April 2004. Based on transportation review at that time, access from 106th Avenue to SR 507 was required to provide a limited right
in/right out. Further traffic analysis for the Creek Road Mixed Use project, that encompasses the vacant parcels on this site, called for the continued limited access on SR 507 and
full access at 106th and the Creek Road accesses, and provided possible improvements to the Creek Road/Bald Hill/SR 507 intersection.
In order to review a change to the 106th Avenue / SR 507 access, more detailed traffic analysis is required, along with WSDOT review and approval.
Specifically, a Syncro model should be run with current traffic counts, and full build out of the Creek Road Mixed Use projections. The City requires receipt of the data used in the
syncro model to perform an independent review.

Civil plan review is an administrative review. Civil plan submission shall include transportation analysis, and supporting data.
