Please find enclosed our application for a Pre-Application Meeting for a new development at
15035 Berry Valley Road SE in Yelm, Parcel 21724420200. The site is zoned R16. The
following is attached for your review:

QUESTIONS FOR STAFF
Planning
1. Please confirm that the proposed multi-family conceptual plan meets density and
dimensional requirements for the R16 zone.
2. Please discuss any latecomer agreements or ULIDs affecting the site.
3. Please describe the process and applications required for land use approval.
4. Please describe landscape requirements and open space requirements.
5. Please describe any critical areas at or near the site.
6. Please describe what technical studies (geotechnical, traffic, etc.) will be required.
7. We conducted a reconnaissance and found no indicators for the Mazama Pocket
Gopher onsite. Is a letter from the biologist acceptable or will the City require a full
study?
8. Please discuss all applications required for land use approval.

9. Please discuss stormwater requirements for the site. Are there any special
requirements or basin plans for stormwater in this area?
10. Will the City allow infiltration facilities under the proposed parking lot?

12. Please discuss the current status of the pilot water program with Department of Ecology.
