Project Narrative
The proposed Habitat for Humanity Yelm PRD project is located at 407 Longmire Street SE in Yelm, WA
(parcel # 22719230700). The site is approximately 2.3 acres (100,188 square feet) and is zoned Moderate
Density Residential (R-6). The project will include subdividing the project site into 22 lots and on 16 of the
new lots a townhome unit will be constructed on 6 of the lots a detached single-family house will be
constructed. The project will also include the construction of a new internal private road, frontage
improvements along Longmire St SE, utility extensions, stormwater facilities, and open space.

Site Description
The project site is approximately 2.3 acres and is located within the City of Yelm. Currently, the site has a
detached single-family house, which will be demolished as part of this project. Physically, the site is
relatively flat and has no critical areas. Surrounding the site are the following uses:
· North: Detached single-family homes in the Moderate Density Residential (R-6) zone
· East: Detached single-family homes in the Moderate Density Residential (R-6) zone
· South: Detached single-family homes in the Moderate Density Residential (R-6) zone
· West: Assisted living facility in the Commercial (C-1) zone
Project Elements
Access/Streets/Parking:
Access to the site is currently a residential driveway off Longmire Street. This project proposes a new
private street off of Longmire Street that will provide access to all the homes on the site. Off street
parking will be provided for each unit in their associated driveway and garage as required with a

minimum 2 stalls per unit. Frontage improvements will be provided along Longmire Street including a
parking lane, planter strip, and sidewalk.
Open Space:
The proposed site plan includes 6,193 square feet of open space in the site’s northeast corner.
Water/Sewer:
The proposed project will be serviced by the existing City of Yelm utilities. A 2” sewer main is in Longmire
Street, Cullens Road, and Coates Road surrounding the site. A water main will be installed on the site to
serve the development. As the City operates a STEP sewer system, a treatment tank will be installed on
the property. A 6” water main is located in Longmire Street, a 8” main in Cullens Road, and a 10” main in
Coates Road. A water main will be installed on site to serve the development and will connect to these
existing lines.
Stormwater.
Catch basins will be installed within the proposed private street, which will route stormwater to an
infiltration system constructed with bioretention soil mix where the stormwater runoff will be treated and
infiltrated 100% on-site.
Comprehensive Plans Consistency
The proposed development implements many of the goals and polices that are in the Land Use and Housing
Element of the City Comprehensive Plan. For example, many of the of the housing elements goals and
policies are to provide a mixture of housing type and a mixture of prices (Housing Element Policy 1.1, 1.4,
and 5.1) and this project will provide both townhome units and detached single-family homes for low to
medium-income families.
