09 Incomplete Application Letter - Comment Response July 11, 2022 Mallory Dobbs 1411 State Ave. NE. Suite 200 Olympia, WA 98506 Re: 407 Longmire Street. NW. Dear Ms. Dobbs: The Planning and Building Department received the site plan review application for the above referenced project and finds that the application is incomplete as submitted. The following application materials are missing or need updated: 1. Planned Residential Development The City of Yelm Planning and Building Department cannot accept a Planned Residential Development prior to a subdivision application. An administrative subdivision application must be submitted first if there are under 25 lots. If over 25 lots then a preliminary subdivision application must be submitted. Response: The proposed development will create 22 lots with the 20% density increase allowed through the PRD process. An administrative subdivision application has been completed and provided. The Planning and Building Department recommends: · A pre-submission to help explain the process and further understand what would be needed moving forward. There have been code update changes regarding townhomes as well. Response: A presubmission conference was held back on December 18th, 2019.
